Regional Market Analysis

Each area of the country is unique in the demand characteristics present at any given point in time. This section of the report analyzes current and predicts future trends in areas such as Employment, Construction Starts, Vacancy Rates, and Market Rents.

Property Financial Analysis

Various property types have key drivers to overall net income, the most important metric when valuing today's property. This section will provide an in-depth analysis of current rent-roll / leases, current rents, and property vacancy rates. It will also give a detailed review of the properties financial statements (P&L's / Balance Sheet) showing year-over-year, as well as compared to similar properties both regionally and nationally.

Footnotes to Analysis Section

Focus will be directed at pinpointing deficiencies, problem spots, and places for improvement in order to help boost NOI, and resulting property valuation. This section seeks to turn the raw data from prior sections into easy to understand, common sense language to provide a clear depiction of the subject property and its current situation.

Synopsis

A one to two page summary of the property and recommendations for future improvement. If applicable we'll highlight potential short-sale/refi opportunities with the current lien holder. We've been able to, in the past, cut millions of dollars off of owners' principal balances by knowing how lenders view and value property and using this information to our clients' advantage.
